# Condition Details
1 (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) The developer shall give two weeks notice in writing of commencement of the approved works, to Tees Archaeology (Sir William Gray House, Clarence Road, Hartlepool, TS24 8BT; Tel: 01429 523458, Fax: 01429 523477) and shall afford access at all reasonable times to the archaeologist and shall allow him/her to observe the excavations and record items of interest and finds. REASON: The site is of archeological interest.
3 (3) Before any works commence in pursuance of this permission, details and/or samples of materials to be used in the external elevations, for the roof coverings and for the hard standing, shall be submitted to and agreed in writing by the Local Planning Authority. REASON: In the interest of the amenities of the occupants of adjacent residential properties, the appearance of the developments in the locality and the settings of this and adjacent listed buildings.
4 (4) Full details of all fences, walls, gates and other means of enclosure are to be submitted to and approved in writing by the Local Planning Authority before the development is commenced. REASON: In the interest of the amenities of the occupants of adjacent residential properties, the appearance of the development in the locality and the settings of this and adjacent listed buildings.
5 (5) A ramp is to be substituted for the proposed steps leading to the private right of way between the rear gardens of Nos 72 and 76/78 High Street. REASON: In the interest of the amenities of the occupants of adjacent residential properties, the appearance of the development in the locality and the settings of this and adjacent listed buildings.
6 (6) Before development commences revised plans showing the location of the garage shall be submitted to and agreed with the Local Planning Authority and thereafter built in accordance with the agreed scheme. REASON: In the interest of the amenities of the occupants of adjacent residential properties, the appearance of the developments in the locality and the settings of this and adjacent listed buildings.
7 (7) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, the garage and/or hardstanding shall not be used for any purpose (including a purpose ordinarily incidental to the enjoyment of the dwelling house) which would preclude its use for the accommodation of a private motor vehicle. REASON: In the opinion of the local planning authority the retention of the garage for the parking of a private vehicle is important in safequarding the residential character of the area and highway safety.
8 (8) The garage and hardstanding hereby approved shall be soley for a purpose incidental to residential enjoyment of the dwelling house and not for any commercial or business use. REASON: To safequard the residential character and amenities of the area.
