| 4 | (4) All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding season following the occupation of the buildings or the completion of the development, whichever is sooner, and any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. REASON: To ensure the satisfactory implementation of the approved scheme in the interests of the visual amenities of the locality. |
| 5 | (5) Details of the proposed floodlights shall be submitted to and approved in writing before the complex is first brought into use. This shall include details of intensity of light, light spillage and design. REASON: In the interests of the amenity of the locality. |
| 6 | (6) For a period of 12 months from the use hereby commencing the outdoor facilities shall not operate outside 08.30 hrs and 22.00 hrs each day and the floodlights shall be switched off outside those times. After this initial period, an application, in writing, shall be made to the Local Planning Authority to extend the period of validity. REASON: In the interests of the amenity of the residential properties in close proximity to the site and to enable the Local Planning Authority to review the matter in the light of experience. |
| 7 | (7) Before development commences details of any highway works on Saltburn Lane/Station Road shall be submitted to and agreed in writing with the Local Planning Authority and thereafter implemented in accordance with the revised scheme. REASON: To ensure a satisfactory form of development. |
