| 4 | (4) No development shall take place until there has been submitted to, and agreed in writing by the Local Planning Authority, a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land (if any), and details of any to be retained, together with measures for their protection in the course of the development. REASON: To reserve the rights of the Local Planning Authority with regard to these matters. |
| 5 | (5) All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding season following the occupation of the buildings or the completion of the development, whichever is sooner, and any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. REASON: To ensure the satisfactory implementation of the approved scheme in the interests of the visual amenities of the locality. |
| 6 | (6) The screen walls and fences hereby approved shall be constructed concurrently with the dwelling to which it relates and shall thereafter be retained to the satisfaction of the Local Planning Authority. REASON: In the interests of the visual amenities of the locality. |
| 7 | (7) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, 1995 the garage shall not be used for any purpose (including a purpose ordinarily incidental to the enjoyment of the dwellinghouse) which would preclude its use for the accommodation of a private motor vehicle. REASON: In the opinion of the Local Planning Authority the retention of the garage for the parking of a private vehicle is important in safeguarding the appearance of the locality and highway safety. |
| 8 | (8) Prior to the commencement of the development, details of the methods to be used to protect the existing trees on the site from construction work shall be submitted to and approved in writing by the Local Planning Authority, and such measures as approved shall be carried out before the development commences and maintained throughout the period of construction until the completion of the development. REASON: To ensure that existing trees/hedges on and adjacent to the site which are to be retained, are protected from vehicles and works involved in the construction of the development. |
| 9 | (9) There shall be no discharge of foul or contaminated drainage from the site into either groundwater or any surface waters, whether direct or via soakaways. REASON: To prevent pollution of the water environment. |
| 10 | (10) Prior to being discharged into any watercourse, surface water sewer or soakaway system, all surface water drainage from parking areas and hardstandings shall be passed through trapped gullies installed in accordance with a scheme previously submitted to and approved in writing by the Local Planning Authority. REASON: To prevent pollution of the water environment. |
| 11 | (11) No development shall be commenced until a scheme for the disposal of drainage has been submitted to and approved in writing by the Local Planning Authority. Thereafter no part of the development shall be occupied or brought into use until the approved scheme has been fully implemented. The scheme shall be retained throughout the life of the development unless otherwise agreed in writing with the Local Planning Authority. REASON: To prevent pollution of the water environment. |
| 12 | (12) Full details of the emergency access shall be submitted for approval in writing by the Local Planning Authority prior to the commencement of development. The approved details shall be implemented in their entirety. REASON: In the interests of both highway safety and residential amenity. |
