# Condition Details
1 (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 (2) The permission relates to the following plans: Plan No. LP1 received on 8 August 2000 Plan No. SK1/1/A received on 23 August 2000 Plan No. SK 1/2 received on 8 August 2000 Plan No. SK 1/3/A received on 23 August 2000 REASON: For the avoidance of doubt.
3 (3) The permission does not relate to the proposed bungalow at the rear of the property shown on the submitted drawings. Any proposal for an additional dwelling shall be the subject of a further formal application to the Local Planning Authority. REASON: For the avoidance of doubt.
4 (4) Details of all the materials to be used on the external elevations and for the roof coverings shall be submitted to, and agreed in writing with, the Local Planning Authority prior to development commencing. REASON: To ensure the development respects the character of the Listed Building.
5 (5) Full details of all new windows and doors shall be submitted to, and agreed in writing with, the Local Planning Authority before development commences and shall thereafter be installed in accordance with the agreed details. REASON: To safeguard the appearance and character of the Listed Building.
6 (6) All new rainwater gutters and pipes shall be of cast iron to traditional patterns. Gutters shall be supported on drive- in brackets or rafter brackets and not on rise and fall brackets. REASON: To safeguard the special character of the Listed Building.
7 (7) Prior to the commencement of the development, details of the methods to be used to protect the existing trees on the site from construction traffic and from any vehicles using the doctors surgery subsequently, shall be submitted to, and approved in writing by, the Local Planning Authority, and such measures as approved shall be carried out before the development commences and shall be maintained thereafter to the satisfaction of the Local Planning Authority. REASON: To ensure that the existing trees/hedgres on and adjacent to the site which are to be retained, are protected from vehicles and works involved in the development.
8 (8) No development shall take place until the applicant or their agents or successors in title has secured the implementation of a programme of archaeological work in accordance with a written scheme of investigation submitted to, and agreed in writing by the Local Planning Authority. REASON: The site is of archaeological interest.
9 (9) No alterations shall be carried out to the panelled room on the ground floor. Details of any subsequent alterations to any internal architectural features shall be submitted to, and agreed in writing with, the Local Planning Authority. REASON: To protect the special architectural or historic interest of the building.
10 (10) The premises shall be used for a doctor's surgery and no other purpose (including any other purpose in Class D1 of the Schedule of the Town and Country Planning (Use Classes) Order 1987, or an equivalent provision to the Class in any Statutory Instrument revoking and re-enacting that order). REASON: The Local Planning Authority would wish to give further consideration to other uses within the specified class in this location.
11 (11) Before development commences details of the landscaping of the site including the walled garden area shall be submitted to, and agreed in writing with, the Local Planning Authority. Such a scheme shall incorporate the existing Victorian balustrade and terraces. REASON: To ensure a satisfactory form of development.
12 (12) Details of materials to be used for all hard surfaces shall be submitted to, and agreed in writing by, the Local Planning Authority prior to the commencement of the development. REASON: To reserve the rigthts of the Local Planning Authority with regard to these matters.
13 (13) No trees or shrubs shall be removed within the site without the prior consnt of the Local Planning Authority. REASON: In the interests of the amenities of the area.
