# Condition Details
1 (1) The development hereby permitted shall be begun before the expiration of five years from the date of this permission. REASON: To ensure compliance with Sections 91 to 94 of the Town and Country Planning Act, 1990.
2 (2) The works shall be carried out in all respects in full accordance with the submitted plans and the further details set out in the Environmental Statement accompanying the application unless otherwise agreed in writing by the Local Planning Authority. REASON: To avoid doubt.
3 (3) Any trenches cut for the purpose of key foundations should be cut with the use of a pavement saw to help minimise any damage to the rock surface unless otherwise agreed in writing by the Local Planning Authority. Subsequent excavation of the trench should be done with the use of conventional (pneumatic) breaking techniques. REASON: To ensure that any adverse effects on the SSSI and geological interest of the area minimised.
4 (4) Any rocks removed from the foreshore to allow passage of vehicles during construction should be replaced in their original position once works have been completed. REASON: To ensure that any adverse effects on the SSSI and geological interest of the area minimised.
5 (5) During reinstatement, any excavations part filled with concrete should be filled level with existing rock surfaces using material excavated during construction, or with concrete coloured to match adjacent rocks. Any exposed concrete should be coloured to match adjacent rocks. REASON: To ensure that any adverse effects on the SSSI and geological interest of the area minimised.
6 (6) Tyre mounted plant should be used throughout the construction period to minimise damage to the rock foreshore unless otherwise agreed in writing by the Local Planning Authority. REASON: To ensure that any adverse effects on the SSSI and geological interest of the area minimised.
7 (7) No construction or other development shall commence on site during the nesting season for native birds found in the locality. REASON: To ensure all areas of nature conservation interests are retained and that the final scheme is in character with the area.
8 (8) Prior to the commencement of development full details of any storage or contractors compounds to be utilised in connection with the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority along with details of reinstatement and restoration proposals once the compound is no longer required. REASON: To protect the amenities of residents in the area.
9 (9) Details of any lighting to be installed on the site or on the compounds referred to in condition 9 above shall be submitted to any approved in writing by the Local Planning Authority prior to the commencement of work. REASON: To protect the amenities of residents in the area.
10 (10) Hours of working on site, movement of construction traffic and deliveries to the site shall normally be restricted to between the hours of 7am to 7pm Monday to Saturday unless the timing of the work involved is dependant upon the tide conditions and there shall be no working on site or deleveris on Sundays or Bank Holidays. Any extension of working hours (with the exceptions of that specified above) shall be agreed in writing by the Local Planning Authority. REASON: To protect the amenities of residents in the area.
11 (11) Prior to its installation full details of the proposed means of access to the foreshore over ther rock armour and rock 'beach' shall be submitted to and approved by the Local Planning Authority. Thereafter the access shall be constructed in full accordance with the agreed details. REASON: To reserve the rights of the Local Planning Authority.
12 (12) Prior to the completion of development full development details on any walls, fences or other boundary treatments shall be submitted to and approved in writing by the Local Planning Authority. Notwithstanding the provisions of the Town and Country Planning (GPD) Order 1995 (or any order revoking and re-enacting that Order) no development within Schedule 2, Part 2, Class A of that Order shall take place without the prior written consent of the Local Planning Authority. REASON: To ensure the development does not affect the character of the area.
13 (13) Prior to the commencement of development details of the type of rock armour to be used shall be agreed in writing with the Local Planning Authority. REASON: To ensure the development does not affect the character of the area.
14 (14) Adequate steps must be taken during construction and on completion of the works to ensure no water supply sources are affected by this development. REASON: To protect water supplies.
15 (15) Prior to the commencement of development full details of the proposed method and routing of all vehicles to be associated with the development, including deliveries of all materails, shall be submitted to and approved by the Local Planning Authority. Thereafter the routing and method of vehicle movements shall conform to the approved details and not varied without prior reference to the Local Planning Authority. REASON: In the interests of highway safety and to protect the amenities of resident on the area.
16 (16) No development approved by this permission shall be commenced until a programme for the control and disposal of Japanese knotweed has been submitted to and approved in writing by the Local Planning Authority. The programme thereafter shall be retained throughout the life of the development unless otherwise agreed in writing by the Local Planning Authority. REASON: To control and prevent the spread of the alien plant species Japanese knotweed and minimise the risk to the structural integrity of the stabilised cliff top.
