# Condition Details
1 (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) All existing and new brickwork, including boundary walls, etc, is to be constructed/repaired/re-pointed in accordance with a detailed method statement to be submitted to and approved in writing by the local planning authority before the commencement of the approved works. REASON: To safeguard and enhance the special character of the conservation area.
3 (3) The new and existing roofs are to be clad, in traditional clay pantiles, a sample of which be submitted to and approved in writing by the local planning authority before the development is commenced. REASON: To safeguard and enhance the special character of the conservation area.
4 (4) Existing ridge tiles are to be salvaged and re-used and any deficiencies made good with matching new or salvaged ridge tiles. REASON: To safeguard and enhance the special character of the conservation area.
5 (5) Roof space ventilation may be obtained via soffit grilles which are to be concealed behind the rainwater gutters. Ventilation tiles or slates on the ridge or slopes of the roofs are not to be used. REASON: To safeguard and enhance the special character of the conservation area.
6 (6) Before any works commence in pursuance of this permission, full details of all new windows and doors shall be submitted to and agreed in writing by the local planning authority. The sidelight to the doorway in the south elevation of the proposed garage shall be deleted. The existing blocked former openings at the west end of the south elevation, shall be used to form the new windows for the proposed lounge area. The sills of the former openings may be lowered to the proposed floor level, but arches shall not be used to form the heads of the windows. Visibily exposed trickle vents shall not be fitted to the windows or doors. REASON: To safeguard and enhance the special character of the conservation area.
7 (7) All new rainwater gutters and pipes shall be of cast iron or cast aliminium, to traditional patterns. Gutters shall be supported on rafter brackets and NOT on rise and fall brackets. Fascia boards shall not be installed. REASON: To safeguard and enhance the special character of the conservation area.
8 (8) Before any works commence in pursuance of this permission, full details of the design, materials and construction of the proposed veranda, shall be submitted to and agreed in writing by the local planning authority. The approved details shall be implemented in their entirity. REASON: To safeguard and enhance the special character of the conservation area.
9 (9) Before any works commence in pursuance of this permission, details and/or samples of all other materials to be used in the external elevations, for the roof coverings and for all hard surfaces, shall be submited to and agreed in writing by the local planning authority. REASON: To safeguard and enhance the special character of the conservation area.
10 (10) All but one soil and vent pipe shall be routed inside the building to terminate within one roof space with pressure relief valves. They shall not be visible outside the building. REASON: To safeguard and enhance the special character of the conservation area.
11 (11) The developer shall give two weeks notice in writing of commencement of the approved works, to the Tees Archaeology (Sir William Gray House, Clarence Road, Hartlepool, TS24 8BT, Tel 01429 523455 Fax 01429 523477) and shall afford access to all reasonable times to the archaeologist and shall allow him/her to observe the excavations and record items of interest and finds. REASON: The site is of archeological interest.
12 (12) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, (or any Order revoking or re-enacting that Order) no enlargement, improvement, or other alteration, or any addition or alteration to the roof, or painting of the exterior of the additional dwelling being the part subject of this permission, shall be carried out without the express consent of the Local Planning Authority. REASON: To safeguard and enhance the special character of the conservation area.
13 (13) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, (or any Order revoking or re-enacting that Order), the installation, alteration or replacement of a satellite antenna on the additional dwelling or within the curtilage of the additional dwelling, being the part subject of this permission, shall be carried out without the express consent of the Local Planning Authority. REASON: To safeguard and enhance the special character of the conservation area.
14 (14) The windows within the north elevation shall be obscure glazed and thereafter maintained. REASON: To safeguard local residential amenity.
15 (15) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, 1995 the garage shall not be used for any purpose (including a purpose ordinarily incidental to the enjoyment of the dwellinghouse) which would preclude its use for the accommodation of a private motor vehicle. REASON: In the opinion of the Local Planning Authority the retention of the garage for the parking of a private vehicle is important in safeguarding the appearance of the locality and highway safety.
16 (16) Prior to the commencement of the development hereby approved, full details of the proposed means of enclosure shall be submitted to the Local Planning Authority for approval in writing. The approved scheme shall be fully implemented prior to the occupation of the dwelling and thereafter maintained. REASON: In the interests of the visual appearance of the conservation area.
17 (17) Prior to the commencement of development, details of the relocation of the oil tanks shall be submitted to the Local Planning Authority for approval in writing. The approved details shall be fully implemented. REASON: In the interests of both and residential amenity.
