# Condition Details
1 (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) Details of materials to be used on the external elevations of the development shall be submitted to and agreed in writing by the Local Planning Authority prior to the development being commenced. REASON: To ensure the use of satisfactory materials
3 (3) Details of materials to be used for all hard surfaces shall be submitted to and agreed in writing by the Local Planning Authority prior to the commencement of the development. REASON: To reserve the rights of the Local Planning Authority with regard to these matters.
4 (4) The permission relates to the amended plans received by the Local Planning Authority on 29 March 2000. REASON: For the avoidance of doubt.
5 (5) No development shall take place until there has been submitted to, and agreed in writing by the Local Planning Authority, a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land (if any), and details of any to be retained, together with measures for their protection in the course of the development. REASON: To reserve the rights of the Local Planning Authority with regard to these matters
6 (6) All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding season following the occupation of the buildings or the completion of the development, whichever is sooner, and any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. REASON: To ensure the satisfactory implementation of the approved scheme in the interests of the visual amenities of the locality.
7 (7) No development shall take place until traffic signals have been provided at the access of the proposed development in accordance with a scheme to be agreed with Local Planning Authority. REASON: In the interests of highway safety.
8 (8) Before development commences details of the refuse storage facilities shall be submitted to and agreed in writing with Local Planning Authority and thereafter implemented in accordance with the agreed scheme. REASON: To ensure a satisfactory form of development.
9 (9) Before development commences details of the proposed arrangements for the storage/parking of cycles shall be submitted to and agreed in writing with Local Planning Authority and thereafter implemented in accordance with the agreed scheme. REASON: To ensure a satisfactory form of development.
10 (10) Details of the boundary means of enclosure shall be submitted to and agreed in writing with Local Planning Authority before development commences and thereafter constructed in accordance with the agreed details. REASON: To ensure a satisfactory form of development.
11 (11) Before the development commences revised details of the roof to Block C showing a reduced pitch shall be submitted to and agreed with the Local Planning Authority and thereafter implemented in accordance with the agreed details. REASON: In the interests of the amenities of nearby residents.
